A fully occupied industrial estate in Kettering has been acquired by Tetra Real Estate as the Midlands property investor continues to expand its Northamptonshire portfolio.
The company, part of The Wigley Group, has purchased Units 1-5 at 64 Trafalgar Road, a multi-let industrial estate extending to more than 27,500 sq ft and occupied by a range of businesses.
The 1.15-acre site, close to Kettering town centre and with access to the A14, comprises industrial and storage units arranged around a secure courtyard with parking and delivery access.
The acquisition was brokered by Berrys and provides immediate rental income, while Tetra Real Estate said it also offers opportunities for longer-term asset management.
Chris Parsons, managing director of Tetra Real Estate, said: “This acquisition perfectly reflects the type of asset we are targeting as we continue to grow our portfolio across Northamptonshire and the wider region.
“We were attracted by the estate’s strong fundamentals and high occupancy. It is already a successful site, but we believe there is significant scope to strengthen what is there through investment, engagement with existing tenants and proactive management.”
He added: “Northamptonshire remains a key focus for us and we expect to continue investing in the county as suitable opportunities arise.”
Tetra Real Estate said it plans to carry out improvements at the estate focused on compliance, health and safety, the appearance of the site and the occupier experience while maintaining full occupancy.
