‘Not allowed’: Queensland property on the market for $600,000 – but you can’t live in it

A property in Queensland has gone on the market with a warning that successful buyers won’t be able to live in it.

The pink stone cottage on Tamborine Mountain, South East Queensland is one of six cottages located on the grounds of a castle originally built by a British expat.

In a nod to the expat’s home country, the cottages in the Lisson Grove Estate fit perfectly with the aesthetic of an English village, complete with a castle and an abbey.

The one-bedroom, one-bathroom cottage on a 93 sqm patch within the 0.71ha estate comes with a strict warning that buyers interested in the property cannot live in it.

“This property is STR (Short term rental) zoned,” the listing of 8/274 Main Western Road, Tamborine Mountain states.

“This means that it cannot be your permanent residence and a maximum stay of three weeks or less at one time is allowed.”

The quaint property “suits people who want to run it as an AirBnB, or use it as a holiday home, or a combination of both”.

Interested parties are warned “most banks and financial institutions will not lend against this property” because of its zoning restriction.

Owners Shellie and Vikram Goyal, who purchased the cottage for $440,000 in 2022, have listed it for offers over $590,000.

The property offers potential rental income of $58,000-plus for an investor and has been successfully listed on Airbnb, and Booking.com with over 60 per cent occupancy.

“Step into a storybook lifestyle with The English Cottage, a charming stone-clad retreat nestled within the exclusive Lisson Grove Estate,” the listing reads.

“This property isn’t just a picturesque hideaway — it’s a successful short-term rental business, fully furnished and turnkey-ready for immediate income or personal escape.

“[It’s] ideal for hands-off investors, couples seeking a romantic retreat, downsizers wanting a low-maintenance holiday home [or] anyone dreaming of passive income with mountain charm.”

The property includes a cozy timber kitchen, double spa bath, wood fireplace, reverse cycle air conditioning and private use courtyard.
