Pre approval granted for 5 new homes at Noken Farm, Sinton Green
PLANS to demolish farm buildings and replace them with five new homes have moved one step closer.
We previously reported how plans had been drawn up to redevelop land at Noken Farm in Sinton Green, near Worcester, into five new homes.
Malvern Hills District Council has now approved a pre-approval planning application from the Pritchard Family, which has owned the farmland for more than 50 years.
It means they can now proceed with drafting a full plan for the site for approval by the council.
There is support for the plans, with neighbours and the local parish council both saying the barns were disused and that housing would be a more suitable use for the land.
Located roughly 4.5 miles from Worcester, the farm is in the hamlet of Sinton Green, just to the northwest of Hallow.
Planning documents say: “The development is sufficient distance from other dwellings as to not have any material impact on them.
“The site has good access to the adjoining highway and Sinton Green itself is served by a bus network with the nearest bus stop 400 metres away.
“The proposed dwellinghouses are modest in size, utilitarian and would represent affordable dwellinghouses in a rural area such as this and would be highly sought after.
“The proposals would not have an adverse impact on the highways, neighbouring properties, or the local area.
“The site is in a practical and desirable location which is close to local amenities.
“The size of the dwellings provides for affordable rural housing.”
The Noken farm plans are the latest to come to Hallow and the surrounding areas.
Earlier this year, Hayfield Homes began drawing up plans for 55 new homes in Hallow.
The developer has already built 65 homes on neighbouring land with the latest 55-home plan set to accompany Piper Homes’ plan to build 33 houses in the village.
The adopted neighbourhood plan for Hallow – which sets out how many homes should be built in the village – had said around 40 homes should be built on the land.
