THE ROLE/OPPORTUNITES

Kingsley is instructed by a highly successful national property company to source a time served Residential Property Manager to join an established team involved in managing a large and varied residential portfolio.

This position is ideal for someone looking to take the next step in progressing their career in the industry.

Main Responsibilities

  • Dealing with tenant and applicant enquiries.
  • Marketing available properties, conducting viewings, meeting with potential new tenants, negotiating terms on lettings and overseeing new tenancy applications.
  • Preparing tenancy agreements and associated documents.
  • Carrying out property inspections and preparing detailed schedules of condition and inventories.
  • Assisting with the day-to-day management of vacant and occupied properties.
  • Liaising with external letting agents, surveyors and solicitors.
  • Ensure appointed managing agents are fulfilling their obligations to manage and maintain our properties to a high standard.
  • Identifying repair and improvement requirements.
  • Ensuring compliance with H&S and statutory requirements.
  • Managing the end of tenancy process, dealing with deposit disputes and liaising with the necessary third-party contractors and Tenancy Deposit Scheme adjudicators.
  • Project managing small refurbishment projects, to include obtaining quotations, instructing contractors and coordinating works on site.
  • Assisting with the management of the portfolio’s insurance requirements and processes.
  • Reviewing and authorising invoices.
  • Producing detailed and accurate reports for senior personnel as and when required.
  • Liaising with existing tenants and resolving queries, problems and disputes.
  • Management of council tax liabilities

Required experience and attributes

  • Ideally degree educated in a property related field.
  • Hands on property management experience.
  • Attention to detail.
  • Good customer service, communication and negotiation skills.
  • Organisational skills and able to multi-task.
  • Knowledge and understanding of statutory requirements.
  • Good Landlord & Tenant knowledge.
  • T literate, including a good working knowledge of the Microsoft Office packages.
  • Highly numerate.
  • Excellent time management and organisation skills.
  • A full clean driving licence and the ability to drive to inspect properties in various locations.

REMUNERATION

  • A basic salary of circa £35,000 per annum (D.O.E.)
  • Car Allowance of £4,920 per annum
