Chase says you’ll generally need a credit score of 620 or above to qualify for a mortgage with less than 5% down, though the lender does not disclose specific requirements for its loans.

Chase’s DreaMaker loan program has flexible credit score requirements. Your credit score isn’t the only factor, however, and Chase will evaluate things such as your income and assets, too.

Chase is the consumer banking division of JPMorgan Chase, one of the world’s largest banks. The New York-based bank’s roots date back to 1799. Chase offers fixed-rate, adjustable-rate, refinance and other mortgage loans.

You can start the application process for a mortgage online, after which Chase will send you a loan estimate.

  1. Submit your most recent pay stubs, W-2 forms showing two years of employment history, bank and investment statements from the last three months and the home purchase contract signed by you and the seller.
  2. Chase home lending advisors are available to assist you with the process.
  3. If you like the terms of the loan, let your advisor know that you’re ready to continue with the application.

If you’re already a Chase Bank customer, you may be eligible for an interest rate discount. You’ll need at least a $75,000 balance to qualify for a 0.05 rate discount, and that amount increases for higher balances. For example, if you have a balance of $500,000 to $999,999, you can get a rate discount of 0.125, and those with a balance of $1 million or more save 0.25.

Chase also offers a Homebuyer Grant of $2,500 to $5,000 toward a DreaMaker, Standard Agency, FHA or VA loan for a primary residence, although this is only available in eligible areas.

The Consumer Financial Protection Bureau received 549 mortgage-related complaints in 2025 about Chase. The most common complaints involved trouble during the payment process. Chase offered a timely response to all complaints. It closed 539 with an explanation, five with nonmonetary relief and five with monetary relief.

Chase offers mortgage refinance loans, including cash-out refinancing. The bank also offers home equity line of credit for homeowners who wish to tap into their home equity. Home equity loans are not offered, however.

The HELOC has a three-year draw period, followed by seven more years of interest-only payments. Full repayment then begins for the next 20 years. An origination fee is rolled into the credit line.
