In this article, I will explain what kind of changes you can aim for by participating in the information session.
1. From “vaguely scary” to “knowing what to check”
When you hear the term real estate investment,
“Is it okay to buy a property recommended by a dealer?”
“What should I do if it becomes vacant?”
“I would be in trouble if large repair costs were incurred.”
Such anxieties might come to mind.
However, if you don’t know the content of your anxiety, it becomes difficult to research.
For example, when considering a property, you need to check the following:

Are there people in the area who want to rent?

How much will remain in your pocket after subtracting expenses from the rent?

Can you continue to make repayments and payments even if the unit remains vacant?

What kind of repairs are needed, and how much should you set aside?

In this information session, we will also discuss the mindset of aiming to become a landlord starting with 2 million yen in personal funds.
However, this does not mean that anyone with 2 million yen can buy a property.
In addition to the property price, you also need to cover purchase-related expenses, repair costs, tenant recruitment fees, and operating funds after purchase.
What is important is to think about how much you can prepare after securing the money necessary for your own living expenses.
“Is it impossible for me?”
Starting from that question,
“In my case, how much should I prepare and what do I need to learn?”
to a concrete question.
Knowing how to start will be the catalyst for that.
3. From ‘Properties that generate rent’ to ‘Seeing if money remains in your pocket’
When looking at property information, it is easy to focus on price and yield.
‘I can probably afford this price.’
‘It looks good because the yield is high.’
However, that alone does not tell you if it can support your life after purchase.
Even if rent comes in, there are payments such as management fees, taxes, and loan repayments.
You also need to set aside money for vacancies and repairs.
That is why I want you to think about:
In addition to ‘how much rent will come in,’ consider ‘how much will remain after payments.’
In the briefing session, I will explain what kind of knowledge is necessary for you to judge properties yourself.
You cannot learn everything about making purchase decisions in one hour.
Even so, it can be an opportunity to learn where to look when you examine property information from now on.

The purpose of growing your income is different for everyone.
I myself used to be a company employee with an annual income of about 4 million yen.
By engaging in real estate investment and continuing to manage properties, I have cultivated a pillar of income outside of my salary. And so, I was able to make the choice to graduate from being a company employee.
However, there is also a path where you continue to be a company employee while being a landlord.
What kind of life do you want to live from now on?
I believe it is important to think about methods that suit that goal.
Just attending the information session will not generate rental income.
Learning, considering properties, and continuing to manage them after purchase. Beyond that accumulation of efforts lies the possibility of growing a pillar of income.
