Annual income of 4 million yen, savings of 200,000 yen. Still, I want to start real estate investment

12 Min Read

Nice to meet you.

I am a company employee with an annual income of about 4 million yen.

This may be sudden, but I have something I want to challenge myself with right now.

That is starting real estate investment.

In the future, I want to be able to increase my assets through my own efforts rather than relying solely on my salary from the company.

If possible, I want to create a new source of income through rental income and gain financial freedom.

With that in mind, I have started studying real estate investment.

However, the reality is that I am by no means in a comfortable situation.

My annual income is about 4 million yen.

My bank savings are about 200,000 yen.

I have about 2 million yen in financial assets, including stocks and NISA, but most of that is already invested.

There are still many challenges to starting real estate investment.

Even so, I intend to take on the challenge little by little, starting with what I can do now.

In this note, I will honestly record that process.

Current assets are about 2.2 million yen

First, I will organize my current asset situation.

My financial assets at this point are approximately 2.2 million yen.

The breakdown is as follows.

NISA: about 1 million yen

  • S&P 500: about 550,000 yen

  • FANG+: approx. 450,000 yen

Individual stocks: approx. 1 million yen

  • SoftBank Group: approx. 680,000 yen

  • Sanrio: approx. 120,000 yen

  • Honda: approx. 200,000 yen

Bank deposits: approx. 200,000 yen

I am investing 50,000 yen every month in NISA.

Looking at it this way, you might feel that I have a certain amount of assets.

However, in reality, most of my financial assets are held in stocks.

When I thought about buying real estate, I didn’t have enough cash readily available.

To buy a property, you may need not only the purchase price but also incidental expenses such as brokerage fees and registration costs.

You also need money for repairs after purchase and to prepare for unexpected expenses.

Thinking about it that way, there are still many things I need to prepare for myself.

I started stock investment in October 2025

I started stock investment in October 2025.

Wanting to increase my assets for the future, I started NISA accumulation investment and investment in individual stocks.

However, it was not the case that assets would increase smoothly just by starting to invest.

In particular, due to factors such as the decline in the stock price of SoftBank Group that I hold, my investment performance is currently negative.

I started investing to increase my assets, but my assets are decreasing.

When I actually invested my own money, I felt anxiety when stock prices fell and worries about what to do in the future.

Of course, just because stock prices have fallen in the short term does not mean that the investment was a failure.

However, I feel the need to look back on my investment decisions and study more about risk.

Learning about the difficulty of building assets through stock investment was also one of the triggers for me to think seriously about real estate investment.

At first, I wanted to buy an entire apartment building

When I first became interested in real estate investment, what I was thinking about was investing in an entire apartment building.

I could earn rental income from multiple rooms.

If I could manage it well, I could create a source of income other than my company salary.

I was attracted to that image.

However, when I actually spoke with someone from a real estate company, I received a proposal that was different from the method I had been considering.

That was the suggestion that I should first consider an old detached house.

Furthermore, there was also talk of looking for an ‘owner-change property’ that already has tenants, rather than the method of buying a vacant house and renovating it.

An owner-change property is a property that is bought and sold while tenants are already living there, and the new owner becomes the landlord after the purchase.

Since there are already tenants, it is characterized by the fact that you can check the rental income and lease agreement before purchasing.

However, just because there are tenants does not mean that you will definitely make a profit.

There are many things to investigate, such as the condition of the building, repair costs, whether the current rent is appropriate, and the risk if the tenant moves out.

By listening to the real estate company, I learned that there were options I didn’t know about.

At the same time, I felt that real estate investment does not end when you buy a property, and that pre-purchase investigation and post-purchase management are also important.

Can I really do real estate investment with 200,000 yen in savings?

For me right now, the big challenge is self-funding.

I have about 2.2 million yen in financial assets, but most of that is in stocks.

I only have about 200,000 yen in bank savings.

To start real estate investment, it is necessary to consider not only the price of the property but also the various expenses at the time of purchase and repair costs after purchase.

Also, even if you use a loan, not everyone can borrow under their desired conditions.

Various conditions such as annual income, employer, length of service, borrowing status, and property valuation are involved.

I also do not yet know how much of a loan I can receive as I am now.

That is why I believe that instead of rushing to buy a property, I first need to acquire knowledge while increasing my cash.

Review my monthly income and expenditures and increase my savings within a reasonable range.

Research the funds and loans necessary for real estate investment.

And, when I find a property I am interested in, I will try to actually calculate the income and expenditures.

For now, I am thinking of starting with such steady preparation.

I am currently reading three books on real estate investment

Regarding real estate investment, I have just started studying.

Since there are many things I do not understand, I decided to first acquire knowledge and purchased three books on real estate investment.

I am currently in the process of reading them.

I do not think that I will be able to do real estate investment just by reading books.

I feel that it is also necessary to research actual properties, listen to real estate companies, and calculate income and expenditures using numbers.

From now on, I want to organize what I have learned from the books in my own way and research the prices, rents, and various expenses of properties that interest me.

And I will think about whether it is actually worth purchasing and whether I can operate it without difficulty with my own funds.

What I want to share on this note

On this note, I do not intend to teach know-how as a successful real estate investor.

This is because I have not yet started real estate investing myself.

I believe that what I can do right now is to record what I have studied, what I have researched, and what I have felt through my actual actions.

Specifically, I plan to share the following content:

  • Asset formation for a company employee with an annual income of 4 million yen

  • NISA and individual stock investment status, and what I have learned from them

  • What I have learned from reading books on real estate investing

  • Analysis of old detached houses and owner-change properties

  • Income and expenditure simulations including property prices, rent, and various expenses

  • Saving money and building capital for real estate investing

  • What I have researched regarding consultations with real estate companies and financing

I intend to record not only what went well, but also my failures and properties I decided not to purchase, as much as I can.

Of course, the information I have researched is not necessarily all correct.

That is precisely why I intend to continue learning while valuing my actual experiences and my own observations.

Until the day I start real estate investing

Right now, I am in the middle of building my assets.

I have unrealized losses in stock investments, and my capital is not sufficient to start real estate investing.

I do not expect immediate major results, nor do I think that starting real estate investing will guarantee success.

Even so, if I do nothing, my current situation will never change.

First, I will continue to study.

I will increase my monthly savings.

Research properties and calculate the balance of payments.

Then, I will look for an investment method that is reasonable for me.

I would like to build up this process one step at a time.

I would be happy if this note could serve as a record until I actually start real estate investment someday.

Also, I hope that it will be of some reference to those who are working on asset formation in the same way, or those who are interested in real estate investment.

Annual income of 4 million yen, savings of 200,000 yen.

From here, how much can I increase my assets?

And, can I really start real estate investment?

I will leave the process of that in this note from now on.

Thank you for reading until the end.

If you like, I would be happy if you could give me a like or follow.

I look forward to working with you from here on.
