Midlands property demand rises as businesses hunt for space

Demand for industrial and warehouse space across the Midlands rose sharply in 2025, with enquiry levels increasing by 54%, according to commercial property agent Harris Lamb.

The momentum has carried into early 2026, with the first quarter continuing to see strong interest among occupiers seeking space in the region.

The firm said it completed deals totaling more than 2.68 million square feet of commercial property in 2025, reflecting sustained market activity.

Tom Morley, Director, said: “a 54 per cent increase in enquiries across the industrial, warehouse and trade counter/roadside sector… resulting in our 13-strong commercial agency team completing 209 deals across a 12-month period.

“Similarly, we’ve seen a 55 per cent increase in enquiries in January and February compared to last year’s figures.

“However… there is naturally concern across the sector about its impact within the UK and we expect a more cautious approach in the coming weeks as the situation plays out.”

Despite the strong start to the year, there are early signs of caution. Harris Lamb noted that wider geopolitical tensions, including the recent US-Iran conflict, could begin to weigh on business confidence and slow activity in the months ahead.
