When you look at property information, the first things you notice are the price and the yield, right?

However, it is dangerous to decide to purchase based solely on reasons like “the yield is high” or “it was recommended by a real estate company.”

After paying loan repayments, management fees, and repair costs from your rental income, how much will you have left? Can you continue operations even if a vacancy occurs?

Before buying a property, you need to confirm these figures.

If you are wondering, “What is yield?”, that is fine too. No one starts with knowledge. Instead of buying with zero knowledge, you should start learning from zero.

To landlords | There are things to learn even after you have bought a property

There are several possible causes for the worry that “vacancies aren’t filling up.”

How does the rent compare to neighboring properties? Do the listing photos convey the appeal of the room? Do the facilities and listing conditions meet the needs of prospective tenants?

If you just lower the rent without checking the cause, the money you have left over might decrease.

The same applies to purchasing your next property.

Just because you were able to buy your previous property doesn’t mean the next one will be just as easy. You need to make decisions while looking at the operational status of the properties you currently own and the balance sheet of the new property you are considering.

Real estate investment doesn’t end once you buy. It is rental management that continues after the purchase.

Some people have made their debut as landlords after learning with us.

There are people who purchased their first property and made their debut as landlords after attending previous seminars.

Of course, this does not mean that anyone can immediately buy a property just by attending an information session.

Even so, I believe it is encouraging for those just starting out to know that there are people who learned from a state of ‘not knowing where to start’ and connected that to their next action.
